How the 3x Rent Calculator Works
Most landlords screen applicants with the 3x rent rule: your gross monthly income should be at least three times the rent. This calculator works both directions. In income mode, enter a rent to see the income you need to qualify. In rent mode, enter your income to see the maximum rent you can afford. The Formula
The rule is a simple multiple, so the two questions are mirror images of each other:
Income needed = monthly rent × 3 (annual income = rent × 36) Max affordable rent = monthly income ÷ 3
Both express the same relationship: rent ≤ one-third of income, a 1:3 rent-to-income ratio, or roughly 33% of gross pay. The annual figure (rent × 36) is just the monthly income requirement multiplied by 12.
Worked Example
Suppose you are eyeing an apartment that rents for $1,800 per month (income mode):
- Required monthly income = $1,800 × 3 = $5,400
- Required annual income = $1,800 × 36 = $64,800
Now flip it around. Say you earn $6,000 gross per month and want your maximum rent (rent mode):
- Max monthly rent = $6,000 ÷ 3 = $2,000
- That is up to $24,000 of rent per year while staying within the rule.

Tips for Meeting the 3x Rule
If your income falls just short, landlords often accept alternatives: a co-signer or guarantor, a larger deposit, prepaying several months of rent, proof of savings, or combining a roommate’s income so the household total clears the threshold. Some property managers also relax the rule to 2.5x for applicants with strong credit or a long rental history. Because the 3x test uses gross income, building your personal budget against net take-home pay gives you a safer cushion for utilities, food, and savings.
